On behalf of the Agenzia del Demanio - Regional Directorate of Trentino Alto Adige, it has been developed the Technical Economical Feasibility Study to turn two buildings of the Ancient-Judiciary Prison in Rovereto in the headquarters of the Rovereto Guardia di Finanza company.

The first information dealing with the compound dates back to 1860; both the buildings under examination have undergone large architectural and structural changes over the years, until they were abandoned in 2011.

The design was developed with BIM method (Building Information Modeling), in order to develop a flexible tool suitable to be adapted to the subsequent planning, site management and property management phases.

The geometrical survey was carried out using a laser-scanner and was extended to the areas surrounding the buildings; in this way it was possible to develop with great precision a BIM model representative of the current state according to the specifications given by the client.

The diagnostic activity was carried out in compliance with the current Italian regulation frame. The path of knowledge was articulated in analysis of the events and interventions undergone by the buildings, evaluation of materials, construction techniques and state of preservation, mechanical characterization of materials, foundations and foundation soil. This phase, dealing both with structural and geo-seismical aspects, allowed to reach a LC3 Level of Knowledge and to implement the structural models of both the buildings. Therefore, the Seismic Assessment was carried out at two different level of analysis: LV3 (global behavior) and LV2 level (kinematic analysis of macro-elements).

The inspections carried out and the punctual measurements of stratigraphy of the external wall and of the type of doors and windows also made it possible to identify in detail the current layout of the plants of the buildings as well as to carry out a detailed energy diagnosis.

On the basis of the information obtained the Technical and Economic Feasibility Study has involved all the necessary aspects to develop a proper design: the architectural and distribution design, the seismic and the energetic improvement of the buildings.
